Review Requirements:
Review the Owner's tenant selection criteria before applying. You must acknowledge that you have had the opportunity to review these criteria before paying any fees.

Submit Your Application:
Each applicant age 18 or older must complete a separate application and pay the $49.99 non-refundable screening fee via RentSpree.Required Profile: As part of your application, please also complete a PetScreening profile (whether you have a pet, no pet, or an assistance animal). "No Pet" and "Assistance Animal" profiles are free. Your application will not be considered complete until this is submitted.

Upload Documents:
Provide any requested ID, proof of income, and supporting documents.

Wait for Review:
Your application will be reviewed for income, credit, rental history, background, and completeness.

Receive Decision:
You will be notified once the Owner makes a final decision.

Secure the Property:
If approved, you must sign the lease and pay the required security deposit within 48 hours of the lease being made available to promptly reserve the property

Welcome. TriLitCo, LLC serves as leasing broker on behalf of the property owner . Final approval or denial decisions are made by the Owner. 


Application Requirements
Each applicant age 18 or older must submit a separate application and required screening fee.
Applications must be complete and include all requested supporting documentation.
False, misleading, incomplete, or unverifiable information may result in denial.

Financial Qualifications
Combined gross household income should generally equal at least 3x the monthly rent.
Income must be lawful, stable, and verifiable.
Employment and/or income history may be reviewed.

Credit Requirements
A minimum FICO score of 600 is preferred.
Applicants with scores below 600 may still be considered based on overall qualifications, including income, rental history, reserves, guarantor support, and other compensating factors.

Rental / Mortgage History

Favorable rental or mortgage history is preferred.
Prior evictions, unpaid housing balances, lease violations, foreclosures, or repeated late payments may affect approval.
References from current or prior housing providers may be requested.

Criminal Background
Criminal background screening may be conducted in accordance with applicable law.
Arrests not resulting in conviction are not the sole basis for denial.
Relevant factors may include severity, recency, pattern of conduct, and resident safety.

Occupancy Standards
General occupancy guideline is 2 persons per bedroom, subject to Texas law and applicable fair housing requirements.

Pets / Assistance Animals
All applicants must complete a profile through PetScreening as part of the application process, whether they have pets, no pets, or are requesting an assistance animal accommodation.
A maximum of 2 domestic pets may be considered, subject to Owner approval.
Pet fees, deposits, and pet rules may apply where permitted by law.
Approved assistance animals are accommodated in accordance with applicable law and are not subject to pet fees or pet deposits.

Final Approval

Owner selects from qualified applicants using lawful, neutral, and consistently applied criteria.
Approval does not reserve the property until all required deposits are paid and the lease is fully executed.
