PET POLICY

*TriLitCo offers 3 services to Landlords (Lease Only, Rent Collection Only & Property Management). Pet Policies vary depending on Landlord services.  Please confirm with your Real Estate Agent which Pet Policy is applicable for the property you are interested in.

Many of our properties are pet friendly and will accept a maximum of 2 pets. However, there are homes that do not allow pets or have restrictions on the size of the pet and the number of pets. Please see each property listing to see if pets are allowed and any restrictions for the rental unit you are interested in.

TriLitCo, LLC requires applicants to complete an online pet screening for each of their pets and/or assistance animals prior to signing a lease. The pet screening cost for the first pet is $20 and $15 for each additional pet. Assistance and ESA animal screenings are free to applicants. This step is not optional.

Service Animals: Any requests to allow for service animals must apply for free, provide certifiable documentation, and complete an application into: https://trilitco.petscreening.com/

Non Refundable Pet Processing Fee - A $100 will be charged at lease signing for the first pet. $25 for the second pet. 

If you have an assistance animal, you will need to complete an online animal profile. There is no application fee for this process.

Pet Deposit -  $300 pet deposit (per pet) will be collected.

Restrictions

Pet policies vary from one owner to another. Some owners do not allow pets, while others restrict size and type. Check with your Realtor before you apply.

• Dog Breeds that are considered to be aggressive breeds by insurance companies may, at the property managers sole discretion, be considered on a case by case basis. Some examples of restricted breeds are Pit Bulls, Staffordshire Terriers, Bull Terriers, Rottweiler, Dobermans, German Shepherds, Mastiffs, Huskies, Chows, and mixed breeds with any of the above.
• No puppies allowed. Dogs must be 12 months of age or older.
• Cats must be at least 12 months of age.
• Male cats must be neutered.
• All pets must be licensed and current on vaccinations.
• No ferrets, reptiles or rodents of any kind are permitted as pets.
• All birds must be confined in cages and not allowed to reside outside their cage.
• Occupancy will be contingent on the results we receive back from the pet application(s).

The final determination and acceptance of any animal, will be determined by the landlord.

PetScreening offers a secure place to keep all your pet’s records, paperwork, photos and any other information that pertains to your pet. This easy to use tool can store specific information such as vaccinations, microchip information, training and behavior traits, as well as pictures!
